A neighborhood reinvents itself - Some 1,800 residential units under construction in Berlin-Spandau’s “Haveluferquartier”

26.05.2023 - Inverted roof construction with JACKODUR® for the extensive vegetation. Sustainable living: Along the banks of the Havel River, one of Germany’s most exciting urban development projects is under construction. In the “Haveluferquartier” (or Havel Riverbank district), which covers about 10 hectares (25 acres), a total of 1,800 apartments are to be built by 2024, both as new construction and as renovation of existing structures. The 16 new buildings will feature extensive vegetation on inverted roofs using JACKODUR® insulation boards.

Project companies under the operational direction of KAURI CAB are planning an integrated neighborhood in the historic 11-hectare (27-acre) Hertlein area in Berlin’s Spandau district. The goal is to develop a campus-like mix of living and work spaces. Its 130,000 square meters (1.4 million square feet) of rental floorspace include, among other things, co-living and micro-apartments as well as co-working spaces. Each apartment comprises from one to five rooms, including 67 “Berlin model” subsidized housing units, 15 of which are barrier-free.

All 16 of the planned new buildings are now under construction, and interior fittings are already being installed in a few of them. ZECH Bau SE is responsible for creating more than 1,300 new residential units, while the rest of the apartments will be built in the owner’s existing buildings. One of the unusual features of the project is its multi-party contractual framework (IPD: Integrated project delivery). The Haveluferquartier may be one of the first multi-party agreement-based projects in Germany. It aims to apply lean construction principles to enable accelerated planning and construction processes with high transparency for all participants.

The inverted roof designs incorporated into all the new buildings reflect the project’s sustainable construction ambitions. Extensive roof vegetation will foster a pleasant, healthy micro-climate in the new neighbourhood. Through their experience with many previous projects, ZECH Bau SE is familiar with the benefits of using JACKODUR® to insulate inverted roofs, where it has always proven effective. That’s why the system was also the obvious choice for this demanding project.

In addition to vegetation, some of the roof areas will also use solar panels to produce part of the electricity that the neighborhood needs. Made of extruded polystyrene foam (XPS), JACKODUR® robust thermal insulation boards are ideal for this application: they also feature good dimensional stability, moisture resistance and high compressive strength. Thanks to its innovative multi-layer technology, this thermal insulation can be installed in a single layer – combining effective, rapid insulation and sealing in just one step. Breathable JACKODUR® filter layer WA is laid directly on the insulation boards, providing positional stability and water repellency. In all, JACKON by BEWI will deliver some 8,500 square meters (90,000 square feet) of 200-mm-thick (8-inch-thick) insulation boards to this major construction site over the next few months. As always, this also includes individualized project support ranging from the initial planning phase to logistical support during the implementation phase.

One of the guiding principles of this pioneering project is the “circle of life”: the development of the neighbourhood takes current lifestyles into account by creating new forms of integrated housing and applying an intergenerational approach. Areas with direct access to the banks of the Havel will impress residents and visitors alike with their sustainability, high amenity value and architectonically demanding design. And the inverted green roofs made with JACKODUR® insulation play a big part in that.
